The owners of a commercial plaza in Ajax, Ontario called Canadian Concrete Leveling after sections of the concrete walkway outside their storefronts settled and shifted, leaving uneven step-ups right at the tenants' front doors. Using high-density polyurethane injection, our crew lifted and stabilized the settled slabs in place — without tearing out the walkway or closing the plaza to customers.
Over time, soil washout and repeated seasonal freeze-thaw cycles caused sections of the concrete walkway surrounding an Ajax commercial plaza to settle and shift. As the supporting material beneath the slabs changed, several concrete panels dropped relative to adjacent sections, creating uneven step-ups and transitions directly outside busy storefronts.
These changes in elevation created potential trip hazards along heavily used pedestrian routes and made access more difficult for customers, employees, and delivery staff. Because the affected areas were immediately adjacent to active businesses, the property owners needed a repair method that could address the settled concrete without the extensive disruption associated with removing and replacing the existing walkway.
During our assessment, we identified areas where the concrete had lost adequate support beneath portions of the slab. Rather than simply correcting the visible difference in elevation, the repair needed to address the voids beneath the concrete and restore support where settlement had occurred. The goal was to carefully raise the affected sections while maintaining control over the lift and minimizing stress on the existing slabs.
Canadian Concrete Leveling used high-density polyurethane injection to lift and stabilize the affected walkway sections. Small access holes were strategically drilled through the existing concrete, allowing the polyurethane material to be injected directly beneath the settled slabs.
As the material expanded, it travelled through the accessible voids beneath the concrete and developed pressure against the underside of the slabs. Our technicians used controlled injections at multiple locations to gradually raise the settled sections and bring them into better alignment with the surrounding concrete.
This controlled concrete lifting process allowed the crew to address both the uneven elevation and the loss of support beneath the slabs without removing the existing walkway. Once the desired alignment was achieved, the injection points were filled and the work area was cleaned.
Because the repair was completed through small access points in the existing concrete, the project avoided the demolition, concrete removal, disposal, forming, and extended curing time that would have been required for a traditional replacement.
The completed commercial concrete leveling repair restored smoother and more consistent transitions across the affected commercial walkway, reducing the uneven step-ups that had developed between the settled sections.
By injecting polyurethane beneath the slabs, the repair also filled accessible voids and restored support beneath areas affected by settlement. This provided a more stable base for the existing concrete while addressing the underlying conditions associated with the uneven surface.
The project was completed with minimal disruption to the plaza and its tenants. There was no need for extensive demolition or prolonged closure of the pedestrian areas, allowing businesses to remain open and customers and delivery staff to continue accessing the property.
The result was a cleaner, more uniform commercial walkway and a practical alternative to full concrete replacement—extending the useful life of the existing concrete while improving the overall safety and accessibility of the plaza.
