A commercial facility in Lindsay, Ontario was facing a serious concrete floor settlement problem inside its active laundry room. Canadian Concrete Leveling used polyurethane injection to lift the settled slab approximately 5.5 inches — all while preserving the existing tiled floor and avoiding a costly tear-out.
A commercial facility in Lindsay, Ontario was facing a serious concrete floor settlement problem inside its active laundry room. Over time, soil erosion and the ongoing weight and vibration from heavy machinery had caused the concrete slab beneath the tiled floor to settle significantly.
The movement was substantial—the floor had dropped nearly 6 inches away from the perimeter wall trim. This left large gaps along the base of the walls, created a significant drop across the work area, and contributed to cracking in the existing tile. With the laundry room operating in a high-traffic, heavy-use environment, leaving the settled concrete unaddressed could lead to further movement and disruption.
Instead of removing the existing floor and taking on a major concrete replacement project, our team used polyurethane injection to lift and stabilize the settled concrete slab. We strategically drilled small access holes through the existing floor in the locations identified in the project plan, allowing us to reach the voids beneath the slab without extensive demolition.
High-density polyurethane was then injected beneath the concrete. As the material expanded, it filled the accessible voids beneath the slab and provided support that allowed our technicians to carefully raise the settled floor. The concrete was lifted approximately 5.5 inches, bringing it back toward the surrounding wall trim and significantly improving the level of the laundry room floor.
Once the lifting work was complete, our team grouted the injection points and thoroughly cleaned the work area. Most importantly, the existing tiled surface was preserved, allowing the commercial facility to address its settled concrete floor without the extensive demolition, replacement, and downtime that a traditional tear-out could have required.
This Lindsay project is a great example of how commercial concrete leveling and polyurethane injection can be used to address significant slab settlement while preserving an existing floor and minimizing disruption to an active facility.
